Run a borrower qualification estimate

Use the public qualification flow to model a purchase, refinance, cash-out refinance, or investment-property scenario before starting a full application.

Before you start

Step by step

  1. Choose Your Goal

    Open the qualification page and select Buy a Home, Refinance, Cash-Out Refi, or Investment Property.

  2. Enter the property assumptions

    On the Property step, choose State and Property Type (Single Family, Condo / Co-op, Townhouse, or Multi-Family (2–4)). Enter Estimated Purchase Price for a purchase or Current Home Value for a refinance. For a purchase, set Down Payment with the slider or a visible percentage choice.

  3. Describe credit and history

    On Credit, choose Excellent, Good, Fair, or Poor and answer the Bankruptcy (Chapter 7 or 13) and Foreclosure or short sale questions when they apply.

  4. Add income and employment

    On Income, select W-2 Employee, Self-Employed / 1099, Retired, or Multiple / Other Sources. Enter Annual Gross Income and Years at Current Job or Years Self-Employed. You can also select Adding a co-borrower (spouse, partner, etc.).

  5. Enter monthly debts

    On Debts, enter minimum monthly payments for Car / vehicle payments, Student loan minimums, Credit card minimums, and Other loans / obligations. Do not substitute balances for minimum payments; the page specifically says not to include utilities, subscriptions, or groceries.

  6. View the estimate

    Use Continue through the steps and then See My Results. Review the Qualification Estimate, estimated payment and loan amount, Key Factors, and Documents You'll Need. If you want to proceed, choose Start Full Application.

Check your work

Troubleshooting

Continue does not advance from a step.

Complete the required selection or value on that step. The flow requires a goal, property state, purchase/value amount, credit range, employment type, annual income, and the debt inputs used for the estimate.

The result does not match a lender's later assessment.

Treat the result as an educational estimate based on self-reported inputs. Recheck price, down payment, income, credit range, employment history, and minimum debts, then use Start Full Application for a full review.

The document checklist does not match your situation.

Use the checklist as preparation guidance and discuss the final evidence request with the assigned licensed Loan Officer; self-employed, retired, and other income paths have different checklist entries.
